3. Services We Provide and Basis of Analysis
JC Mortgages Limited provides regulated intermediary services in relation to mortgages and certain insurance, life assurance, pension and investment-related products within the scope of our regulatory permissions and agency appointments. Any advice or recommendations that we offer will be based on clients’ needs and objectives, personal circumstances, financial position and, where relevant, attitude to risk. We will confirm to clients in writing the basis of our reasons for recommending any financial products.
The range of providers considered depends on the particular financial service.
3.1 Mortgages
JC Mortgages Limited provides advice on and arranges mortgage products from a limited number of mortgage lenders with whom we hold agency appointments or to whom we have access through an authorised intermediary arrangement.
Our mortgage service is therefore provided on a limited analysis basis. Limited analysis means that we consider products and services from a limited number of product producers or lenders.
The mortgage lenders whose products we may consider are listed in Appendix 1 to these Terms of Business.
We can advise on and arrange mortgage products including, where available from our lender panel:
- fixed-rate mortgages;
- variable-rate mortgages;
- capital and interest repayment mortgages;
- interest-only mortgages where applicable; and
- other mortgage products available through our lender appointments.
Before providing mortgage advice, we will obtain sufficient information concerning your personal circumstances, financial circumstances, needs and objectives. Affordability and creditworthiness are fundamental elements of the mortgage assessment.
You must provide complete and accurate information and any supporting documentation reasonably required. A lender may be unable to complete its assessment of creditworthiness where necessary information or verification is not provided.
3.2 Life Assurance, Pensions and Investment Products
JC Mortgages Limited holds written agency appointments with a number of insurance undertakings and product producers. As part of our limited analysis service, we have selected Irish Life Assurance plc as our preferred product producer, (including life assurance, specified illness cover, income protection, unit-linked savings, investments, and pension plans), and Personal Retirement Savings Accounts (PRSAs).
For these products, we will assess suitable products available from Irish Life Assurance plc in the first instance.
Where Irish Life Assurance plc does not provide a product which is suitable for your personal circumstances, financial position, needs and circumstances, we will consider suitable alternatives available through our other agency appointments.
A full list of the product producers with whom JC Mortgages Limited holds agency appointments is set out in Appendix 1 of these Terms of Business.
3.3 Life, Serious Illness and Income Protection
We will provide assistance to you for any queries you may have in relation to the policies or in the event of a claim during the life of the policies and we will explain to you the various restrictions, conditions and exclusions attached to your policy. However, it is your responsibility to read the policy documents, literature and brochures to ensure that you understand the nature of the policy cover; particularly in relation to Income Protection (or Permanent Health Insurance) and serious illness policies.
Specifically on the subject of income protection (or permanent health insurance) policies, it is our policy to explain to you;
- a) the meaning of disability as defined in the policy
- b) the benefits available under the policy
- c) the general exclusions that apply to the policy
- d) the reductions applied to the benefit where there are disability payments from other sources.
For a serious illness policy, we will explain clearly to you the restrictions, conditions and general exclusions that attach to that policy.
4. Remuneration Policy
JC Mortgages Limited may be remunerated by fees paid directly by you, by commission received from product providers, or by a combination of fees and commission, depending on the financial service provided.
Where we charge you a fee, the amount of the fee will be disclosed to you in advance. Where it is not possible to specify the exact amount in advance, we will explain the basis or method by which the fee will be calculated.
If we receive commission from a product provider, this may be offset against the fee which we will charge you. Where the commission is greater than the fee due, the commission may become the amount payable to the firm unless an arrangement to the contrary is made.
We may also receive commission or other remuneration from mortgage lenders, insurers and other product providers in connection with financial products or services arranged for you. Details of our commission and remuneration arrangements are available in our Commission Summary on our website.
Where we receive ongoing or recurring remuneration from a product provider, we will disclose the basis on which that remuneration is received and the nature of any service provided to you in connection with that remuneration.
Pursuant to Regulation 32 of the Consumer Protection Code 2025, we must make available on our website, a summary of the details of all arrangements for any fee, commission, other reward or remuneration provided to us which has been agreed with our product producers can be found displayed on our website (https://www.jcmortgages.ie/commission/).
The method of remuneration applicable to a particular service will be explained to you where required before you enter into the relevant financial service.
A summary of arrangements for fees and commissions receivable by JC Mortgages Limited from regulated entities is available on our website (https://www.jcmortgages.ie/commission/) and from our office.
Before concluding a contract for a financial service, we will bring relevant remuneration information to your attention and provide clarification where requested.

JC Mortgages Limited has a Conflicts of Interest Policy in place to prevent and manage conflicts of interest that may arise between JC Mortgages Limited, its employees, product providers and customers, or between different customers.
Potential conflicts may arise, for example, from our agency appointments, remuneration arrangements or our preferred product producer arrangements. We will not allow remuneration or other commercial arrangements to override our obligation to act in the best interests of consumers.
Where a conflict is required to be avoided under applicable regulatory requirements, we will avoid that conflict. Where a conflict may lawfully be managed, we will take appropriate steps to prevent it from adversely affecting your interests. Where those arrangements are not sufficient to ensure, with reasonable confidence, that the risk of damage to your interests will be prevented, we will clearly disclose the nature and source of the conflict to you before providing the relevant financial service and obtain any acknowledgement required by applicable regulation.
6. Reviewing Your Policy
When recommending an insurance-based investment product or pension, it’s important that you understand how we will help ensure it continues to meet your needs, and the part you play in that.
This is a medium to long-term product, so we do not believe it requires annual reviews. We will not automatically review it every year. However
- We will write to you annually to remind you that advice is always available, and you will also receive at least one update on your product each year.
- You should use these reminders to contact us if your circumstances change or if you feel a review is needed.
- From time to time, we may also contact you directly to offer advice or if we believe key decisions are needed on your product.

Depending on the financial service, this may include:
- cancellation or termination;
