JC Mortgages Limited acts as an intermediary between you, the consumer, and the product providers with whom we arrange financial products and services.
As an intermediary, we may receive commission, fees, other remuneration or certain non-monetary benefits from product providers in connection with financial products or services arranged on your behalf.
This page provides a summary of the remuneration arrangements applicable to JC Mortgages Limited.

Regulatory background

In accordance with Regulation 32 of the Central Bank (Supervision and Enforcement) Act 2013 (Section 48) (Consumer Protection) Regulations 2025, JC Mortgages Limited publishes a summary of the fees, commissions, other rewards and remuneration that we receive or may receive from regulated product providers.
The receipt of commission or other remuneration does not remove our obligation to comply with applicable regulatory requirements, including our obligations relating to customers’ best interests, conflicts of interest and suitability where we provide a recommendation.
Before concluding a contract for a financial service, we will bring this commission summary to your attention and provide further clarification where requested.

What Is Commission?

Commission is remuneration paid to JC Mortgages Limited by a product provider in connection with financial products or services arranged for a customer.

Depending on the product and provider, commission may be calculated by reference to:

  • the mortgage amount drawn down;
  • the premium paid;
  • the contribution made;
  • the amount invested; or
  • the value of a pension or investment fund.

The amount and type of commission may vary depending on the product and product provider.

Types of Commission?

Initial or Single Commission

A once-off commission payment made to JC Mortgages Limited in connection with arranging a financial product. For mortgages, this is generally paid following drawdown and is normally calculated as a percentage of the mortgage amount drawn down. For insurance, pension or investment products, initial commission may be calculated by reference to premiums, contributions or the amount invested.

Renewal or Trail Commission

Renewal or trail commission is an ongoing commission payment which may be made periodically while a policy, pension, investment or other financial product remains in place. It may be calculated by reference to ongoing premiums, contributions, the value of a fund or another basis agreed with the relevant product provider.

Indemnity Commission

Indemnity commission is commission paid to JC Mortgages Limited in advance before it has been fully earned under the relevant provider’s commission arrangement. Where a policy is cancelled, lapses or otherwise ceases within a specified period, JC Mortgages Limited may be required to repay some or all of the commission to the product provider.

Clawback or Commission Retrieval

Under some commission arrangements, JC Mortgages Limited may be required to repay some or all of commission previously received where a mortgage or other financial product is repaid, redeemed, switched, cancelled or lapses within a period specified by the relevant product provider. A product provider’s recovery of commission from JC Mortgages Limited does not, of itself, mean that you are required to repay that commission to us.

Mortgages

JC Mortgages Limited may receive commission from mortgage lenders for arranging mortgage credit. Mortgage commission is generally paid following drawdown and is normally calculated as a percentage of the mortgage amount drawn down.

The commission and clawback arrangements applicable to the mortgage lenders listed below are summarised here for ease of reference.

ICS Mortgages / Dilosk 1% of mortgage amount 100% in months 0-12; 50% in months 13-24; 25% in months 25-36.
Nua Money 1% of mortgage loan amount 100% in months 0-12; 50% in months 13-24; 25% in months 25-36. No clawback where redemption is funded from life policy proceeds.
PTSB - First-Time Buyer / Switcher / Second-Time Buyer / Residential Investment Property 1% of mortgage loan amount 100% in months 0-12; 50% in months 13-24; 25% in months 25-36.
PTSB - Mortgage Mover - Additional Borrowings 1% of mortgage loan amount 100% in months 0-12; 50% in months 13-24; 25% in months 25-36.

PTSB additional retrieval provision: PTSB may retrieve 100% of commission where an applicable mortgage is in arrears for 90 consecutive days or more within the first 12 months following issue of the mortgage advance.

Mortgage Packaging / Intermediary Arrangements

JC Mortgages Limited may use Brokers Ireland Network Services Limited trading as Brokers Ireland Mortgage Services in connection with the placement or processing of certain mortgage business.
Where mortgage business is arranged through Brokers Ireland Mortgage Services, remuneration receivable by JC Mortgages Limited may arise through that intermediary arrangement rather than being paid directly by the relevant lender. The amounts disclosed above represent the remuneration receivable by JC Mortgages Limited in respect of the relevant mortgage business.

Life Assurance, Protection, Pension and Investment Products

The type and level of commission payable to JC Mortgages Limited varies depending on the product and provider. Depending on the arrangement, remuneration may include initial commission, renewal commission, indemnity commission, trail commission, contribution-based commission, fund-based commission, or a combination of these.
Ongoing commission may be calculated by reference to premiums, contributions or the value of the relevant fund. Fees Charged Directly to Customers

JC Mortgages Limited may charge customers a fee directly for certain services. Where a fee applies, the amount of the fee, or the basis on which it is calculated, will be disclosed and agreed with you in advance and confirmed in writing.

Details of our current mortgage service fees are also contained in our Terms of Business.

Where JC Mortgages Limited charges a customer a fee and also receives commission from a product provider in connection with the same financial service, the treatment of that commission in relation to the fee will be disclosed to the customer before the fee is charged.

Other Fees, Administrative Payments and Non-Monetary Benefits

JC Mortgages Limited may receive non-monetary benefits from product providers that are permitted under applicable regulatory requirements and are not linked to an individual customer sale. These may include attendance at product-provider training or educational seminars and permitted marketing or branding support.
JC Mortgages Limited does not currently receive any other agreed provider-paid administrative fees or payments.
